Rent Management Guide for Abuja Landlords

How landlords can organise rent schedules, payment records, reminders, balances and renewal administration.

Good rent management is less about repeatedly calling tenants and more about maintaining an accurate system of obligations, due dates, payments and outstanding balances.

Create a rent schedule for every tenancy

At the beginning of a tenancy, record the amount due, relevant tenancy period and applicable due date. If the property has several units, each unit should maintain its own schedule.

Separate obligations from bank transactions

A bank statement can show that money entered an account, but it does not always explain which tenant, property or obligation the money relates to. The payment should be recorded against the correct tenancy.

Use reminders systematically

Administrative reminders should be tied to known due dates rather than sent randomly when the landlord remembers. This is one of the workflows behind Restovar Rent.

Maintain outstanding balances

If a tenant makes a partial payment, the management record should still show what remains due. Without a running balance, disagreements become more likely later.

Connect rent management to tenancy renewal

Rent records can be relevant when a tenancy approaches renewal. The property manager should have a clear view of both payment history and the expiry date before the renewal process begins.

Multi-unit landlords need portfolio visibility

When an owner manages several apartments, it becomes increasingly difficult to monitor obligations through individual conversations. A portfolio-level view should still allow the owner to drill down to each tenant and unit.

What a useful rent record should answer

  • Which tenant owes the rent?
  • Which property or unit does it relate to?
  • What period does the payment cover?
  • When was it due?
  • How much has been received?
  • What remains outstanding?

Restovar’s objective is to make those answers available through organised property-management records rather than memory and scattered payment evidence.
