Property Management vs Estate Agency in Abuja

Understand the difference between a property manager and an estate agent before appointing someone to manage your Abuja property.

Property owners often use the terms estate agent and property manager interchangeably, but the two roles solve different problems. An estate agent is commonly focused on transactions such as finding tenants, buyers or properties. A property manager is focused on what happens to the asset during ongoing ownership and occupancy.

Estate agency is primarily transactional

An estate agent may advertise a vacant property, organise enquiries, arrange viewings, introduce a prospective tenant and help conclude a letting transaction. Those services are valuable, but they do not automatically mean the agent will manage the property after occupancy begins.

Property management is operational

A professional property management company remains involved after the tenancy starts. Depending on the agreed scope, responsibilities may include tenant records, rent administration, renewal tracking, maintenance, inspections, service charges, facility issues and owner reporting.

The difference becomes clear after move-in

Imagine that a tenant moves into an Abuja apartment. Six months later a plumbing issue occurs, the tenancy renewal is approaching and the landlord wants an updated record of payments. A letting-only agent may no longer have responsibility for those matters. A property manager is expected to have an operating process for them.

Where the roles overlap

A property management company may also provide letting or leasing services. Restovar, for example, includes letting and leasing administration within the wider management ecosystem. The key difference is that the relationship does not have to end when the tenant is introduced.

Which service does a landlord need?

If your only requirement is finding a tenant for an empty unit, an estate agency service may be sufficient. If you want someone to continue administering the property, tenants, rent, maintenance and records, you need a property management relationship.

Questions that reveal the difference

  • Will you still be responsible after the tenant moves in?
  • Who manages maintenance requests?
  • Who keeps tenant and payment records?
  • Who monitors tenancy expiry dates?
  • Who handles owner reporting?
  • Who coordinates inspections?

Restovar is intentionally positioned as a technology-enabled property management company rather than simply another estate agency. The objective is to manage the property throughout the ownership lifecycle, while supporting sales or leasing where those services are required.
